Land Development
A private owner came to us for guidance on property development. This owner had 12 acres of prime industrial land that was located on a major artery in the Tampa Bay market. We were able to assist the owner with viable options to develop the site. We brought in a well-financed developer, created a joint venture and assigned the property to market. With the permits in place, we recruited a 20,000 SF furniture distribute, a 30,000 SF automotive supplier while the third parcel was approved for a 50,000 SF floor plate. The JV was then able to sell the two buildings outright to investors while the third parcel was sold to a medical manufacturing firm.
Merger and Aquisition
A northern based manufacturing firm, through various acquisitions, became owner of more real estate than the company needed. When working with the firm, we had two goals in mind: consolidate operations and divest of non-performing assets. Consolidation required central access to the state of Florida via interstate. While working with local officials, we were able to find a suitable site in eastern Polk county for both corporate offices and manufacturing plant. The remaining shuttered sites were listed through local broker houses eventually netting the firm $11,000,000.
Assessment Needs
A family owned property with a industrial land use designation had been used as cattle ranching for over a decade. Ownership was exploring options on what could be done to preserve value for the family, but also make use of the land. After careful review and working with county officials, we designed a way to maximize the 120 acres as a future industrial park. We located the closest utility lines and presented relative costs to bring them to the site. County officials also drafted potential roads and access to the industrial park. With access to the interstate and a major university within 25 miles, we created a marketing plan to lure start-ups from the Universities incubator program.
